Modern systems are a different proposition: a single piece EPDM membrane with no seams across the field, or a GRP laminate bonded to the deck. We survey the deck first, because the covering is only ever as good as what it is laid on, and we tell you honestly whether yours needs replacing.

Choosing between EPDM, GRP and felt
EPDM suits most domestic flat roofs. It goes down as one piece of rubber, so on a typical extension or garage there is no seam anywhere in the middle of the roof to fail. It stays flexible in the cold and does not mind the movement a timber deck makes through the year.
GRP is the better answer where the roof is small, complex, or has a lot of upstands, kerbs and penetrations to work around, because it is formed in place. It gives a hard wearing surface you can walk on, and finishes neatly against tricky details. It does need a dry, still day and a sound new deck to go down properly, so we programme it accordingly.
High performance torch on felt still earns its place, particularly on larger roofs and where the budget has to work harder. Two and three layer systems installed properly are a long way from the single layer felt they replaced.
Worth knowing. Where the existing deck is sound we say so and price accordingly. Where it is soft, delaminated or the falls are wrong, we show you before it disappears under the new covering.
What affects the price of flat roofing
We will not put a figure on this page, because a roof price given without seeing the roof is a guess. These are the things that actually move the number:
- Roof area, and how much of the perimeter is trim, upstand or abutment
- Whether the existing deck can stay or needs stripping and re-boarding
- Cold re-cover against a full warm roof build up with insulation above the deck
- EPDM, GRP or felt, and the number of outlets, kerbs and rooflights
- Access, since a first floor roof over a rear extension usually needs scaffold or a tower
- Whether new fascia, trim or guttering is being picked up at the same time

Questions about flat roofing
How long does a flat roof last?
A properly installed EPDM or GRP roof should give decades rather than years, which is why we guarantee our Firestone EPDM installations for 25 years. Old single layer felt was often failing inside ten, which is where the reputation came from.
Can you lay a new flat roof over the old one?
Sometimes, but not usually the right answer. Laying over hides a deck you cannot then inspect, adds weight, and buries any trapped moisture. We will tell you at survey whether an overlay is genuinely appropriate for your roof or whether it is a shortcut.
What is a warm roof and do I need one?
A warm roof puts the insulation above the deck instead of between the joists, so the deck stays at room temperature and does not attract condensation. On a full re-cover it is usually the right build up, and on habitable rooms below it is the one we would recommend.
Do you fit rooflights into flat roofs?
Yes. We build the kerb, set the unit and weather it into the membrane so the detail around the frame is part of the roof rather than sealant holding it together.
Is a flat roof really flat?
No, and it should not be. A flat roof needs a fall so water runs to the outlets. If yours holds standing water days after rain, the falls or the outlets are the problem, not just the covering.
