Natural slate, fibre cement, and reclaimed
Natural slate is the long term answer and the right one on period properties, particularly anywhere a conservation officer has a view. It is heavier and dearer, and the roof structure has to be up to it, which on a roof that has always carried slate it will be.
Fibre cement slate is lighter and considerably cheaper, and modern versions look far better than the ones that gave the material a bad name. On a plain, unlisted property where budget matters it is a sensible choice, and we will say so.
Reclaimed slate has its place on matching work and older buildings, but it needs sorting carefully. Slates that have already served a hundred years are not all equal, and a batch bought cheap is a false economy if half of it is delaminating.
Worth knowing. Slate is unforgiving of a wrong lap or gauge. It is a detailing job as much as a covering job, and the valleys and abutments are where it shows.
What affects the price of slate roofing
We will not put a figure on this page, because a roof price given without seeing the roof is a guess. These are the things that actually move the number:
- Natural slate against fibre cement, which is a significant difference in material cost
- Whether the existing slate can be re-laid or has to be replaced
- Roof pitch, since a lower pitch needs a bigger lap and therefore more slate
- The amount of lead work, valleys and abutment detail
- Access and scaffold, and the age and condition of the roof structure

Questions about slate roofing
Can my old slates be re-used?
Often, yes. If the slate is sound and it is the nails that have failed, a strip and re-lay with new membrane, battens and fixings gives you a roof that will run for decades on the material you already own. We sort out the broken ones and make the numbers up.
What is a tingle?
A metal clip used to hold a slipped slate back in place without stripping the courses above. It is a legitimate repair for one or two slates. A roof covered in them is a roof telling you the fixings have gone.
Is fibre cement slate any good?
Modern fibre cement slate performs well and looks a lot better than its reputation suggests. It is lighter and cheaper than natural slate. On a period or conservation property natural is usually the right call, and we will tell you which side of that line your roof sits.
Do slate roofs need different underlay?
They need the right lap and a membrane suited to the pitch, and on lower pitches the detail matters more. It is one of the reasons a slate roof laid by someone used to concrete interlockers often does not last.
