Signs you need pitched roofing work

• Tiles slipping or sitting proud after wind, usually a sign the nails have gone
• Daylight through the underlay when you look up from inside the loft
• Underlay sagging between rafters, torn, or crumbling when touched

What actually goes wrong with a pitched roof

Most roofs in this region are either concrete interlocking tiles from the 1960s to 1980s, clay pantiles on older stock, or natural and fibre cement slate. Concrete interlockers are usually fine long after the fixings are not, which is why a roof can look sound from the pavement and still be shedding tiles. Clay pantiles last far longer than the mortar holding the ridge and verge, so the failure point is the bedding, not the tile. Slate almost always fails at the nail first, and once one or two slates slip the ones around them lose their support.

Underneath, the bituminous felt used before breathable membranes became standard has a service life of its own. It goes brittle, tears along the batten line and stops carrying water to the gutter. That is the layer doing the real work when wind drives rain under the tiles, and it is the reason a roof with a perfectly good covering can still leak.

What affects the price of pitched roofing

We will not put a figure on this page, because a roof price given without seeing the roof is a guess. These are the things that actually move the number:

• Roof area and pitch, and whether the covering is tile, slate or a mix
• Access and scaffold, which is more involved on a terrace or a tight plot than a detached bungalow
• Whether the battens and decking can stay or need replacing once the covering is off
• New tiles against carefully reclaimed ones, which matters on older and conservation properties
• Leadwork, valleys and chimney work picked up while the roof is open
• Skips and waste, since a full strip on an average semi fills more than people expect
