The deck is the job
On a garage, the covering is rarely the whole story. Most flat garage roofs are chipboard or softwood deck, and once the covering has been leaking for a while the deck is soft. Laying a new membrane over a soft deck gives you a roof that looks perfect and fails early, so we take a corner up and show you what is under there before we quote.
Falls matter just as much. Plenty of garage roofs were built dead flat, so water sits in the middle and evaporates rather than draining. Correcting the fall with firrings while the deck is open costs very little and changes the life of the roof.
Worth knowing. Where there is asbestos cement sheet we do not disturb it. We will tell you honestly whether an overclad is appropriate or whether you need a licensed contractor to remove it first.
What affects the price of garage roofs
We will not put a figure on this page, because a roof price given without seeing the roof is a guess. These are the things that actually move the number:
- Garage size, which is usually the single biggest factor
- Whether the deck can stay or needs replacing
- EPDM, GRP or felt as the covering
- Whether the falls need correcting with firrings
- New fascia, trim and guttering along the edges

Questions about garage roofs
How much does a garage roof cost?
Far less than most people assume, and a single garage flat roof is often a one day job. Size, the state of the deck and the covering you choose set the price, and we quote after seeing it rather than over the phone.
Can you re-cover over the old felt?
We would rather not. Overlaying hides a deck you then cannot inspect and traps any moisture already in it. On a garage the strip is quick and the extra cost is small.
Do you deal with asbestos garage roofs?
We will not disturb asbestos cement sheeting. Depending on its condition, an overclad that leaves it in place can be the right answer, or you need a licensed removal contractor first. We will tell you which and we do not charge for that opinion.
Is EPDM worth it on a garage?
Usually yes. A single sheet with no field seams on a small roof is about as reliable as flat roofing gets, and our Firestone EPDM installations carry a 25 year guarantee.
Can you do the garage at the same time as the house?
Yes, and it is the sensible time to do it. The access is already there and it saves a second visit.
