Signs you need roof repairs work
- A ceiling stain that grows after every spell of heavy rain
- Damp on a chimney breast, which is nearly always flashing rather than the stack
- Drips in the loft during driving rain but not in still, steady rain
- Tiles or slates on the ground or in the gutter after wind
- Water tracking down inside an external wall near the roof line
- Peeling paint or blown plaster on an upstairs ceiling
Where roof leaks actually come from
In our experience the usual culprits, roughly in order, are flashings around chimneys and abutments, valleys, slipped tiles or slates, failed ridge and verge mortar, and perished underlay. Chimneys account for a large share of them, because the lead there has more joints, more movement and more weather than anywhere else on the roof.
The awkward ones are the roofs where nothing is obviously wrong. Wind driven rain gets under the covering, lands on underlay that has torn or gone brittle, and finds a rafter to run down. From inside the house it looks like a single point leak. From the roof it is a covering doing its job and a layer beneath it that stopped doing its own some years ago. That is the roof where a patch repair keeps failing and someone eventually tells you to spend nothing more on it.
Worth knowing. If a repair is genuinely throwing money at a roof that needs replacing, we will tell you that at survey rather than take the repair money first.
What affects the price of roof repairs
We will not put a figure on this page, because a roof price given without seeing the roof is a guess. These are the things that actually move the number:
- Whether the leak is accessible from a ladder or needs a tower or scaffold
- How much of the covering has to come off to reach the real cause
- Leadwork, which is priced by the code and area of lead as well as the labour

How quickly can you look at a leak?

Can you repair just a few tiles?
Yes, and often that is all a roof needs. Small jobs are exactly the ones a good roofer should still turn up for, and it is how most of our customers meet us.
Why does my roof only leak in certain rain?
That normally points to wind driven rain getting under the covering rather than a hole through it. It leaks in a storm from one direction and stays dry in ordinary rain, which usually means the underlay or a flashing rather than the tiles.
Will you tell me if the roof needs replacing rather than repairing?
Yes, with photographs of why. There is no sense taking money for a repair we can see will fail, and we would rather quote you honestly for the work that fixes it.
